THE ROLEThe Estimator is a core production role within Spyder Construction’s preconstruction department. You are responsible for producing accurate, complete estimates across Spyder’s verticals: capital improvement, reconstruction, insurance repair, roofing, and environmental/abatement. You work within the preconstruction department’s centralized workflow, receiving qualified opportunities through the intake process, developing scope and pricing, coordinating subcontractor quotes, and delivering estimate packages that feed into proposals and production handoff documents. Beyond core estimating, this role carries individual responsibilities across several specialized preconstruction functions including sub procurement coordination, proposal support, and production handoff assembly. These responsibilities are designed to scale: you contribute to each function now, and these contributions grow into dedicated roles as department volume increases. The ideal candidate is detail-oriented, comfortable working across multiple trades and project types simultaneously, and motivated by the opportunity to help build a department from the ground up.
KEY RESPONSIBILITIESEstimating & Pricing
· Produce complete, accurate estimates on competitive bids, change orders, and insurance repair projects. Primary focus on projects in the $50K-$250K range and all change orders regardless of size.
· Perform quantity takeoffs from plans and specifications using estimating software (PlanSwift, Bluebeam, On-Screen Takeoff, or equivalent).
· Develop scope and pricing on self-developed scope work, including site visits, field measurements, and scope documentation for projects where plans and specifications do not exist.
· Solicit, receive, and evaluate subcontractor quotes for each estimate. Identify scope gaps between sub quotes and project requirements.
· Prepare estimate summaries for Preconstruction Manager review before submission, including pricing breakdown, sub quote comparison, scope assumptions, and margin analysis.
· Maintain personal estimating throughput of 70-100 estimates annually, including change orders.
· Update the unit cost database with current pricing from completed estimates and project closeout data.
Subcontractor Coordination
· Individual responsibility within a scalable function: You manage sub coordination on your assigned projects. As the department grows, centralized sub procurement shifts to a dedicated coordinator, but project-level sub coordination remains with the estimating team.
· Prepare and distribute sub bid packages for assigned projects using the department’s standardized templates and prequalified sub list.
· Follow up with subcontractors on bid deadlines, scope questions, and pricing clarifications.
· Maintain sub quote logs for each active estimate, tracking who was invited, who responded, pricing received, and scope covered.
· Flag sub pricing anomalies (significantly high or low bids, scope exclusions, qualification language) to the Preconstruction Manager for review.
· Contribute to the prequalified sub database by evaluating sub performance, responsiveness, and pricing competitiveness on assigned projects.
Proposal Support & Assembly
· Individual responsibility within a scalable function: You provide content and data for proposals. As the department grows, proposal production shifts to a dedicated Proposal Manager, but the Estimator remains the source of technical content.
· Prepare estimate data in the format required for proposal templates, including pricing schedules, scope narratives, and schedule assumptions.
· Draft scope of work descriptions for inclusion in proposals, translating estimating assumptions into client-facing language.
· Assemble proposal packages on bids under $100K using department templates, including cover letter, pricing, scope, and relevant experience sections.
· Support the Preconstruction Manager on proposal production for larger bids by providing technical content, sub pricing summaries, and scope clarification documents.
Scope Development & Documentation
· Conduct site visits for self-developed scope projects, documenting existing conditions with photos, measurements, and field notes sufficient for accurate pricing.
· Use department scope checklists by vertical and job type to ensure consistent scope capture on every estimate.
· Document scope assumptions and exclusions on every estimate, creating a clear record of what is and is not included in the price.
· Identify scope risk items that require client clarification, engineering input, or field verification, and flag these in the estimate package before submission.
Production Handoff Support
· Individual responsibility within a scalable function: You provide the technical content for handoff packages. Assembly and quality control of the complete package is managed by the Preconstruction Manager.
· Prepare the estimating components of the production handoff package for awarded projects: complete scope of work, sub buyout sheet with negotiated pricing, scope assumptions log, and scope risk register.
· Participate in production handoff meetings on assigned projects over $100K, briefing the Project Manager on scope assumptions, sub commitments, and known risk items.
· Respond to production team questions about scope, pricing, and sub commitments during the early mobilization phase of awarded projects.
Insurance Supplement Support
· Individual responsibility within a scalable function: You support supplement documentation on assigned insurance projects. As insurance volume grows, this function shifts to a dedicated Supplement Specialist.
· Prepare supplement documentation and Xactimate estimates on assigned insurance repair projects.
· Coordinate with Project Directors on carrier correspondence, scope negotiation, and supplement submission.
· Track supplement status on assigned claims and escalate stalled supplements to the Preconstruction Manager.
REQUIREMENTS· 7+ years of estimating experience in commercial construction, restoration, reconstruction, or related field.
· Proficiency with quantity takeoff software (PlanSwift, Bluebeam, On-Screen Takeoff, or equivalent).
· Ability to estimate across multiple trades including general construction, framing, drywall, paint, flooring, concrete, and exterior envelope systems.
· Experience soliciting and evaluating subcontractor quotes.
· Strong attention to detail and ability to manage multiple active estimates simultaneously under deadline pressure.
· Comfortable performing site visits independently, including field measurements, condition assessment, and photographic documentation.
· Experience in restoration, reconstruction, or insurance repair preferred. Xactimate proficiency is a strong plus.
· Familiarity with multifamily and commercial property types common in the Denver metro market preferred.
