Senior BMS Controls Specialist
EMCS designs, programs, commissions, and supports Building Management Systems (BMS), Power Monitoring Systems (PMS/EPMS), and related controls in commercial and mission-critical facilities. We are growing and are looking to grow our team with experienced controls professionals who can take ownership of complex work—from controls logic and system integration through graphics, commissioning, troubleshooting, and customer turnover.
These are a junior and senior, hands-on roles for someone operating at a strong Level 2, Level 3 or Level 4 technician or controls-engineer level. The right person can work independently, solve difficult field and software problems, communicate clearly with project teams, and help raise the technical capability of the people around them.
Some of What You’ll Do
- Program, configure, test, and commission BMS, HVAC controls, PMS/EPMS, and related automation systems.
- Develop and modify controller and PLC logic, including sequences, interlocks, alarms, safeties, and equipment staging.
- Build and refine operator graphics that are accurate, intuitive, consistent, and useful for facility operations.
- Integrate third-party equipment and systems using Modbus RTU/TCP, BACnet/IP, BACnet MS/TP, and other common protocols.
- Map registers and points; validate scaling, data types, byte order, addressing, communications, and end-to-end operation.
- Troubleshoot controllers, PLCs, field devices, sensors, actuators, VFDs, gateways, networks, and software applications.
- Perform point-to-point checkout, functional performance testing, trend review, alarm validation, and commissioning documentation.
- Review drawings, specifications, points lists, network architecture, and sequences of operation; identify gaps and recommend solutions.
- Coordinate directly with customers, general contractors, mechanical and electrical contractors, commissioning agents, and vendors.
- Produce clear redlines, as-built information, backups, test records, issue logs, and service-ticket updates.
- Lead technical workstreams and mentor junior technicians and engineers when assigned.
What You Bring
- 3+ years of progressively responsible BMS/BAS, industrial controls, HVAC controls, or closely related experience; equivalent depth of experience matters more than a specific title.
- Demonstrated ability to independently program, commission, and troubleshoot complex control systems—not just install devices or execute a predefined checkout.
- Working knowledge of PLC programming concepts and languages such as ladder logic, function block, or structured text.
- Strong practical knowledge of Modbus and BACnet, including device addressing, register maps, data types, network configuration, and communications troubleshooting.
- Experience developing BMS graphics, alarm strategies, schedules, histories, trends, and user-facing system navigation.
- Solid understanding of mechanical systems and control sequences, including AHUs, VAVs, chillers, boilers, pumps, cooling towers, CRAC/CRAH units, and related equipment.
- Ability to read and interpret MEP drawings, wiring diagrams, control schematics, specifications, and sequences of operation.
- Practical IP-networking knowledge, including addressing, subnets, VLANs, routing concepts, switches, and basic network diagnostics.
- Strong written and verbal communication, disciplined documentation habits, and the judgment to work safely and independently in active facilities.
- Ability to travel up to 25%, based on project schedules, commissioning milestones, or customer needs.
Experience That Stands Out
- Schneider Electric EcoStruxure Building Operation programming, graphics, commissioning, or certification.
- Niagara N4, Ignition or experience with other major BMS/BAS platforms.
- PLC experience with platforms such as Rockwell/Allen-Bradley, Schneider Electric, Siemens, or similar systems.
- Datacenter, healthcare, industrial, or other 24x7 mission-critical facility experience.
- PMS/EPMS, electrical metering, power-quality, energy analytics, or electrical-distribution monitoring experience.
- Experience leading commissioning activities, complex integrations, system migrations, or multi-site deployments.
Location & Travel
Oklahoma-based candidates are preferred. EMCS will consider relocation assistance for the right person. We will also consider a remote arrangement for an exceptional candidate who can work effectively with a distributed team, is located within reasonable access to a commercial airport, and can meet the role’s travel requirements. Travel may be up to 25%.
Compensation & Benefits
Expected base range: $30/hr–$70+/hr, depending on technical depth, platform expertise, certifications, leadership capability, and mission-critical project experience. Final title and compensation will be aligned with the candidate’s demonstrated capability.
- Medical, dental, vision, and life insurance
- Flexible spending account (FSA)
- 401(k) with company match
- Quarterly performance bonuses
- Paid time off
- Relocation assistance for qualified candidates
- Professional development and certification support
Why EMCS
- Work on technically demanding projects where reliability and uptime matter.
- Take meaningful ownership instead of being limited to one narrow part of the controls lifecycle.
- Join a growing team with a strong reputation and opportunities to influence standards, tools, and technical development.
